It is best to initiate contact with a new home builder as soon as you are confident you are ready to build your new home, this way you can get in front of them and on their radar as early as possible. 

The current state of the industry means reputable builders are booked out well in advanced some up to 12 months, on the bright side this allows time for the pre-planning stage of building your new home. 

Tip: Ensure your builder is not over promising with their timeframe to start your new home, ask what other projects they have on now and any they have may have booked alongside yours. An over extended builder may not be able to provide the time effort your home deserves. 

The planning and consent stage can be a patience game in itself, a busy industry snow balls across the board. Architects working on your plans (even if it’s a pre-chosen plan) can have extended wait times, this then trickles down to the pricing stage where sub trades and suppliers need to work hard to get through their pile of plans to price. 

Of course, onto the council consent where they have a maximum of 20 working days to process and issue your new home consent, it's uncommon for a consent to come out before those last few days. 

Be prepared to wait anywhere from 3-8 months (depending on complexity) for your new home plans to be ready to start construction, by this stage hopefully your builder won’t be to far off from starting!
